Retainer Scheme Service

Understanding your business.

At the outset of working for you, we want to get to know you and your business. We have found the best way of achieving this is to attend your place of work and meet with you and your team. This gives us an insight into how you work and what you want to achieve.

Tenancy Agreement

We will review your standard Agreement and amend it where necessary, to ensure that it is up to date and legally accurate. Moving forward, if there are key changes in the law, the relevant amendments will be sent to you as updates.

Notices

We check your current standard notices and discuss the effect they have on possession proceedings. Drafting S21 Notices is included, as standard, in the retainer. S8 Notices can be prepared at a fixed fee.

General Telephone Advice/Email Advice

The main aim of the scheme is to provide you with telephone advice on any residential landlord and tenant matter you have a query on. There is a limit of 3 hours per month, but the service will be monitored to make sure that it is worth while for you and to keep an eye on the quality and standard of care being provided.

Telephone Hotline

In addition to the general telephone advice above, we offer an extended advice line which is available for use between the hours of 7.00am to 10.00pm, 7 days per week, 52 weeks of the year (excluding Bank Holidays, Christmas Day, Boxing Day and New Year’s Day).

Email Alerts

In addition to your standard updates, you will be advised of any key legislation changes; forthcoming events and invites to the Property Insight Lunches.

Fixed Fees

You will also benefit from the fixed fees that we offer to Letting and Managing Agents for work on behalf of the agent and referrals for your clients, which includes preparing tenancy agreements, drafting and serving complicated notices, initiating proceedings and attending possession hearings.

Property Insight Lunches

Priority notice of forthcoming Property Insight Lunches together with our Landlord and Tenant Review. The Review will provide you with case law update relevant to you and your business and some helpful hints to avoid the most common of pitfalls.

Review

We meet clients on a regular basis, be that in one of our offices or at your place of work, to discuss in general terms legal developments and to ensure that the retainer is working for both parties. These visits are carried out on a quarterly basis.
